MCB Real Estate has acquired Pinnacle One, a recently delivered Class A industrial facility in Laredo, Texas. The property, located at 1401 Nicolas D. Hachar Road, comprises 421,182 square feet in a modern cross-dock configuration and was completed in 2024 by Pure Development. MCB Real Estate entered the transaction in partnership with Vinecrest Capital, which is serving as Co-GP on the deal.
The single-building asset is fully leased to Source Logistics, which uses the facility as part of its national logistics platform. Source Logistics operates across 25 locations in the United States and leverages the Laredo site to support its global client base. The property’s full occupancy and established tenant credit profile position it as a stabilized industrial investment within one of the country’s most active trade corridors.
Pinnacle One is situated on 25.82 acres, allowing for generous truck and vehicle circulation as well as on-site parking. The facility incorporates 3,680 square feet of office space within the broader distribution footprint, giving the tenant a mix of administrative and industrial areas under one roof. The cross-dock design is supported by 109 dock-high doors and four drive-in ramps, enabling efficient loading and unloading operations for high-throughput users.
Vehicle and trailer storage are supported by 173 dedicated trailer parking spaces and 206 car spaces, reinforcing the building’s suitability for large-scale logistics activity. The property’s layout and features are tailored to modern distribution requirements, particularly for operators handling significant cross-border and long-haul freight volumes.
Location is a key component of the investment thesis for Pinnacle One. The facility lies approximately six miles from the World Trade Bridge and 18 miles from the Colombia Bridge, two major commercial crossings that support heavy trade flows between the United States and Mexico. This immediate proximity to international ports of entry enhances the property’s connectivity for import and export operations.
