Marcus & Millichap’s Institutional Property Advisors (IPA) division is exclusively listing the sale of Home Ranch Commons, a mixed-use medical and retail center in Yorba Linda. The property spans 60,737 square feet and is anchored by UCI Health. The price for the property will be determined through an open bidding process.
According to Tom Lagos, executive director at IPA, the offering includes assumable financing of $20.4 million with a low interest rate of 3.74% until 2030. This provides potential for high cash-on-cash returns for investors interested in this opportunity.
Lagos will be joined by Patrick Toomey, Mark DeGiorgio and Jose Carrazana from IPA as they represent the seller, Home Ranch Community Center LLC.
DeGiorgio added that UCI’s presence at this location generates significant revenue for the property – approximately 42%. Additionally, UCI has made substantial capital improvements to enhance its operations within the center.
The property is situated on Yorba Linda Boulevard and features co-anchors such as a newly renovated Kiddie Academy along with Stater Bros., Yorba Linda Public Library and Cultural Arts Center,and Yorba Linda Town Center nearby.The Placentia-Linda Hospital operated by UCI Health is also conveniently located just two miles away from this prime North Orange County location.
