Marcus & Millichap has completed the sale of 10 Charlesview Rd., a modern small-bay industrial property in Hopedale, MA, for $2.05 million. The 9,600-square-foot building was sold by a private developer to a private investor. Managing director investments Harrison Klein, together with Marcus & Millichap professionals Michael Grant and Anthony Fresolone, represented the seller and also procured the buyer in the transaction.
Klein noted that the team saw strong demand for the offering, describing investor interest in the purpose-built asset as “incredible.” He added that the outcome reflects the broader appetite the firm is observing from investors targeting quality small-bay industrial space.
The property was constructed in 2018 and is designed as a modern, functional small-bay facility. It is divided into six units of 1,600 square feet each, all situated on a 4.58-acre site. Each suite includes a private office and restroom, along with separately metered utilities, which can support flexibility for individual tenant operations. Drive-in loading is provided at each unit.
Building specifications include clear heights ranging from 17 to 18 feet, supporting a variety of light industrial and warehouse uses. The asset is configured with six drive-in doors corresponding to the six units, and it offers 36 parking spaces on site. The combination of recent construction, functional unit layout and regional highway access contributed to the competitive response Marcus & Millichap reported during the marketing process.
