Marcus & Millichap has closed the sale of Mission Villas, an assisted living community in Daly City. The 34-unit senior housing property, which offers more than 50 beds, changed hands for $10.65 million. The sale price equates to $313,235 per unit, underscoring the value investors are assigning to stabilized assisted living assets in the Bay Area.
The property was marketed by Marcus & Millichap on behalf of the seller, described as a regional owner-operator. The buyer, also a regional owner-operator, was procured by the same brokerage team. Both parties remain undisclosed, but the involvement of regional operators on each side points to continued activity from experienced senior housing owners in the market.
Nick Stahler, managing director investments in Marcus & Millichap’s Orange County office, led the marketing effort for Mission Villas. According to Stahler, investor demand for well-located senior housing communities is strengthening, supported by favorable demographic trends and a backdrop of limited new development. He noted that the Mission Villas transaction drew multiple competitive offers, with buyers placing a premium on stabilized properties in affluent submarkets.
Stahler also emphasized that in the current market environment, facilities with established operations in supply-constrained locations remain particularly attractive. He cited the combination of growing rental rates, recovering occupancy levels and rising long-term demand as factors supporting investor interest in similar assets. Within that context, Mission Villas’ pricing reflects how investors are prioritizing income stability and proven operating performance.
Mission Villas benefits from proximity to several notable healthcare and retail amenities. Nearby facilities include Zuckerberg San Francisco General Hospital and Seton Medical Center, offering access to medical services that are important to residents and families evaluating senior housing options. Retail and lifestyle needs are supported by Mission Plaza Shopping Center, while outdoor and recreational opportunities are available at San Bruno Mountain State and County Park.
The assisted living community also offers access to major Bay Area transportation corridors, enhancing connectivity for staff, residents and visitors. This transportation access, combined with adjacency to healthcare providers and retail services, contributes to the property’s positioning within the broader San Francisco Bay Area senior housing market.
