Marcus & Millichap has arranged the sale of 4305 Lime Kiln Road, an industrial outdoor storage property in Frederick, Maryland. The asset, located near a growing data center cluster, traded for $7.45 million. The site sits close to an emerging data center campus and is positioned to benefit from regional infrastructure and utility connectivity that support hyperscale development activity.
The property totals approximately 8.31 acres, of which about seven acres are configured as usable outdoor storage space. Improvements on the site include 14,710 square feet of service buildings that support operations tied to data center development. The location offers connectivity to Interstates 270 and 70, providing regional access for logistics, equipment staging, and project support functions.
The asset is fully leased on an absolute triple-net basis to Rowan Green Data, LLC, which operates under the Rowan Digital Infrastructure brand. Rowan Digital Infrastructure is a developer of hyperscale data centers, and the Frederick property functions as a staging and support site for nearby data center development activity. The site also lies in proximity to the Quantum Frederick data center campus, which further links the industrial outdoor storage use to ongoing digital infrastructure investment in the immediate area.
Bryn Merrey, senior managing director investments in Marcus & Millichap’s Washington D.C. office, highlighted structural dynamics in the local market that are influencing performance of the asset class. Merrey noted that the combination of a nearby data center campus under development and a limited inventory of properly zoned outdoor storage sites is exerting upward pressure on rents, supporting the investment thesis for the property.
Merrey and John Faus of Marcus & Millichap marketed the property on behalf of the seller, 4305 LK Holdings, LP. The same team also secured the purchaser, identified as Hampton Yard 17, LLC. According to Marcus & Millichap, the buyer is an out-of-area investor seeking exposure to industrial outdoor storage tied to data center-related demand. The transaction underscores investor interest in specialized industrial land serving as a key logistical and operational link in regional data center development activity.
