The property is positioned within a highly sought-after submarket boasting a 98.8% occupancy rate. Its location provides strong leasing fundamentals and convenient access to Washington, D.C. The sale was brokered by John Faus and Bryn Merrey, investment specialists from Marcus & Millichap’s Washington, D.C. office. The team represented the seller, PRI Corporation, and also secured the buyer, JKP VA LLC.
Constructed in 1979, the facility is situated on 2.21 acres within the Fullerton Road Industrial Park, just minutes from Interstate 95 and the Capital Beltway. The asset offers a mix of small-bay flex and industrial spaces, featuring a combination of drive-in and dock-high loading capabilities — a setup well-suited for a variety of industrial users.
