The redevelopment of Mall West End is set to begin as the City of Atlanta and a team of developers, led by BRP Companies and The Prusik Group, have finalized plans for the 12-acre site. This $450 million project will transform the property into a mixed-use development with affordable housing.
Funding for this project includes a $5 million acquisition loan from Atlanta Urban Development, $5 million from Atlanta Beltline, Inc., and an additional $19 million in acquisition financing provided by Merchants Capital.
Construction is scheduled to start in 2025 with phase one expected to be completed by 2026. The current plan includes:
– A total of 125,000 square feet dedicated to retail space which will feature a grocery store, fitness center, food & beverage options as well as local boutiques.
– There will be approximately 900 rental units available that cater towards mixed-income residents. Of these units:
-70% are designated for workforce housing
-20% are considered affordable at 50% AMI
-10% are allocated for those at or below an income level of up to80% AMI.
– In addition there will also be at least10 ,000 square feet reserved specificallyfor small businesses that qualify as being both localand affordable.
– Student-targeted housing optionswill also be included within this development plan.
-A new hotel featuring150 roomsis plannedto accommodate visitorsinthe area .
-Finally,a medical office space measuring12 ,000squarefeetisalso partofthisredevelopmentproject .
