Major Mixed-Use Project in Cobb County: Plans and Details Revealed

A new development project is in the works for Cobb County, featuring a 20-story apartment building with 650 units. Additionally, there will be two 2-story buildings offering a total of 175,000 square feet of commercial space and an up-to-12-story building with 200,000 square feet of office space and accommodations for up to250 hotel rooms (photo). According to the Atlanta Business Chronicle, this project is planned for the area near Truist Park at addresses2800 and2810 Spring Road in Smyrna. Rass Associates and2800 Properties have submitted a permit request to the Developments of Regional Impact agency.

The purpose behind DRIs is to assess large-scale developments that may have impacts beyond just their local government jurisdiction. By evaluating potential effects early on in the process, conflicts can be avoided down the line. This also allows local governments to maintain control over final decisions regarding whether or not a proposed development will move forward while preserving their autonomy.
