MacKenzie Brokers $2.5M Sale of Maryland Mixed-Use Property

MacKenzie Commercial Real Estate Services has successfully brokered the sale of a multi-use property located at 6608 Fort Smallwood Road in Curtis Bay, Maryland. The site, which features a combination of warehouse, commercial office, and industrial outdoor space, was sold for $2.5 million.

Representing the seller, George’s Welding Service, were MacKenzie’s Bryan Herr, Vice President, and Matthew Curran, Senior Vice President and Principal. The buyer, Legacy Ventures, was not represented by a broker in the transaction.

Positioned on nearly two acres along MD Route 17, the property includes 5,000 square feet of warehouse space, 1,800 square feet of office space, and a fully fenced outdoor storage yard.

“This site received substantial activity from several investor and owner-user groups,” said Herr. “The seller’s property was positioned in a prime location near the Port of Baltimore with a functional warehouse and IOS (Industrial Outdoor Storage). This type of property continues to be among the strongest asset classes in all of real estate.”
