**City Side Auto Body Acquires 8150 Cryden Way in $2.035M Transaction**
MacKenzie Commercial Real Estate Services has successfully brokered the sale of 8150 Cryden Way, a 9,800-square-foot multi-use building located in Prince George’s County, Maryland. The property was purchased by City Side Auto Body for $2.035 million.
Bryan Herr, Vice President; Oliver Fryer, Vice President; and Andrew Meader, Senior Vice President and Principal at MacKenzie, represented the seller, Helen Campbell, in the transaction.
Approximately 2,000 square feet of the facility is currently configured as office space. The property is also equipped with five drive-in bays and surrounded by a free surface parking lot. Strategically located, it offers proximity to MD Route 4 (less than one mile), Interstate 495 (less than two miles), and is approximately five miles from Washington, D.C.
“Nearly ready-to-move industrial buildings of this size are hard to come by in this section of Prince George’s County, and the new owner has acquired an asset that can be easily retrofitted to handle its operations,” said Bryan Herr.
This acquisition marks a significant step for City Side Auto Body’s expansion efforts while reflecting the ongoing demand for flexible industrial space in the region.
