A bank-financed, multi-phase spec warehouse of this scale adds meaningful new supply to the Southwest Valley, a factor investors should weigh in underwriting near-term industrial fundamentals.

Lovett Industrial, working in partnership with Peakline Real Estate Funds, has broken ground on North Park Logistics Center, a large-scale industrial development in Glendale, Arizona. The project is designed as a Class A cross-dock warehouse totaling 1,140,584 square feet and is being built on approximately 55.68 acres. The venture is moving forward on a speculative basis, targeting a range of modern distribution users rather than a pre-committed tenant.

North Park Logistics Center is planned as a multi-phase development. The initial phase now underway consists of the 1.1 million-square-foot cross-dock facility, while a second phase is planned to add approximately 623,000 square feet. The developers anticipate delivering the first phase in the second quarter of 2027, positioning the property to serve regional and national logistics requirements once construction is complete.

The property sits in Metro Phoenix’s Southwest Valley, an established logistics corridor that has drawn large-scale industrial construction. The site provides immediate access to major transportation routes, including Northern Parkway, Loop 303, and Interstate 10. This connectivity is intended to support efficient distribution to Arizona’s expanding consumer base and to the broader Western U.S. distribution network.

Marketing and leasing responsibilities for North Park Logistics Center have been assigned exclusively to CBRE. The leasing team is led by John Werstler and Cooper Fratt, who will be responsible for bringing distribution and logistics users to the project. Their mandate covers both marketing the building and negotiating lease transactions for the new facility.

On the capital stack, Bank OZK is serving as the senior construction lender for the development, providing the primary loan facility to fund construction. Willmeng Construction has been selected as the general contractor overseeing the build-out of the project, while HPA is engaged as the lead architect, responsible for the design of the cross-dock facility and the broader site plan.

As construction gets underway, North Park Logistics Center adds another large speculative industrial project to the Southwest Valley pipeline. With its scale, phased expansion plan, and regional transportation linkages, the development is positioned to play a role in meeting demand from distribution and logistics operators looking for modern Class A space in the Phoenix market.
