Loudoun County has recently granted approval for the rezoning of a new multifamily housing project, with the goal of streamlining review processes and providing affordable homes. According to Washington Business Journal, this development by Good Works LP will consist of 80 units priced below market rate on a 3.1-acre site in Sterling, conveniently located near Atlantic Boulevard and Magnolia Road next to Northrop Grumman’s campus.
In an interview, Ashburn District Supervisor Mike Turner stated that this is the first time they have utilized a fast-track legislative approval process in order to attract attention from developers. He also mentioned that if applicants meet specific criteria outlined in a checklist, they will be eligible for consideration.
The four-story building will span over 106,000 square feet and offer surface parking for residents. With an estimated cost of $27 million, this project benefits from Loudoun’s pilot fast-track program which reduces the typical rezoning approval timeline from 12-16 months down to just six months. Pending site plan approvals and securing funding through tax credits and county loans are expected before construction can begin in 2025.
This marks Loudoun County’s first all-affordable multifamily development approved through their innovative fast-track pilot program – making it easier than ever before for developers to create attainable housing options within the community.
