Loss Incurred in Sale of Citrix Ft. Lauderdale Headquarters

Despite selling its Fort Lauderdale headquarters, Citrix Systems has decided to remain in the same location. The company has signed a 12-year lease for their building at 899 W. Cypress Creek Road, ensuring they will continue to operate from there. A&D Mortgage purchased the building for $37 million, which is significantly lower than what Citrix originally paid for it.

The property was last sold in 2002 for $58.8 million and First Horizon Bank provided a mortgage of $29.6 million to the buyer during this recent transaction.

According to reports from South Florida Business Journal, Uptown Center (as it is known) consists of two office buildings – one with nine stories and another with six stories – totaling over 275,000 square feet of space built in different years (2021 and 2001 respectively). The site covers an area of approximately 6.45 acres and offers ample parking with over a thousand spaces available including a parking garage that can accommodate up to 855 vehicles.

Some notable amenities on-site include conference rooms, fitness center as well as a branch of Citibank; however it should be noted that only one building on the property is covered by Citrix’s current lease agreement.

Citrix Systems recently sold its Fort Lauderdale headquarters but will not be moving out anytime soon as they have signed a new long-term lease agreement at their current location on W Cypress Creek Road.The sale price was significantly lower than what they had originally paid when purchasing the property back in early-2000s.First Horizon Bank provided financing support worth millions during this latest transaction accordingto local business news outlet S.Florida Business Journal.Uptown Center,the name given by locals,is comprisedof two separate office buildings spanning across more than270K sq ft.One structure boasts nine floors whilethe other stands tallat six storeys high.These were constructedin different years(2021 &2001).The site itself covers 6.45 acres and offers ample parking space with over a thousand spots includinga garage that can accommodate up to 855 vehicles.Some of the amenities available on-site include conference rooms,fitness center,and even a branch of Citibank.However,it should be noted that only one building is included in Citrix’s current lease agreement.
