Refinancing a partially leased, spec industrial campus into a develop-to-core vehicle suggests lenders remain comfortable with modern logistics product in the Phoenix market. Long-term tenancy from Hims further de-risks the asset and supports ongoing institutional interest in Mesa industrial.

Logistics Property Co. has secured a $68.3 million refinancing loan for Palm Gateway Logistics Center, a large industrial park in Mesa. The campus totals 614,544 square feet and is positioned as a modern logistics destination within the broader Phoenix industrial market.

According to reporting from Commercial Search, Pacific Coast Capital Partners provided the new debt on the property. Logistics Property Co., operating as LogiPropCo, originally broke ground on Palm Gateway Logistics Center shortly after the financing relationship was initiated, making this its first project in the Phoenix area. The industrial campus was delivered to the market in 2024.

Palm Gateway Logistics Center was developed on a speculative basis as part of Venture II, a $1.8 billion develop-to-core fund. The strategy behind the fund is to bring new, institutionally scaled product to market and then hold it on a long-term basis once stabilized. As of March 2026, the four-building park was reported to be 52.4 percent leased, indicating the project is still in its lease-up phase but has already attracted several notable occupiers.

The tenant roster includes the telehealth company Hims, which has committed to a long-term presence at the campus. Hims has leased 289,462 square feet at Palm Gateway Logistics Center, with a lease term extending through 2036. This large block of space provides significant occupancy for the project and represents a key anchor tenancy within the park.

The industrial campus consists of four warehouse buildings ranging in size from 92,847 square feet to 289,203 square feet. Each building is designed with four drive-in doors to support flexible circulation and loading needs. Dock-high loading is also a defining feature of the project, with dock door counts varying between 26 and 56 per building. Clear heights range from 28 to 36 feet, allowing the facilities to accommodate modern racking and distribution requirements.

Palm Gateway Logistics Center is located at 8130 E. Pecos Road in Mesa, adjacent to Mesa Gateway Airport. The site offers regional connectivity and is situated less than five miles from Loop 202, providing direct access to major transportation routes serving the Phoenix metropolitan area. The combination of airport proximity, freeway access, and new-generation industrial specifications positions the campus to serve a range of logistics, distribution, and e-commerce occupiers as lease-up continues.

The refinancing of Palm Gateway Logistics Center highlights ongoing capital support for institutional-scale industrial assets in the Mesa submarket. With a sizable speculative project now partially leased and backed by a develop-to-core fund, the property is set up to continue building occupancy in the coming years under its refreshed debt structure.
