A large build-to-suit headquarters anchoring a 30-plus-acre mixed-use plan underscores ongoing tenant preference for new, amenity-rich office product in select Midwest submarkets.

Lockton has released new renderings and additional design information for its planned global headquarters in Leawood, Kansas, outlining the vision for a new corporate hub and the larger mixed-use environment that will surround it.

The insurance brokerage and consulting firm intends for the building to function as its future global base of operations. The headquarters is described as one of the largest build-to-suit office projects to start construction in the Midwest over the past five years, underscoring the scale of the development and the long-term nature of the commitment to the region and to Leawood specifically.

The new headquarters will be situated within a mixed-use project of more than 30 acres that is being spearheaded by VanTrust Real Estate. Within this broader master plan, the Lockton building is designed to serve as the primary office anchor and focal point. The mixed-use development is planned to include restaurants, a luxury hotel, retail space, childcare services, outdoor amenities, multifamily housing, and additional office space, creating a setting that combines workplace, residential, and hospitality components.

At approximately 450,000 square feet, the twelve-story Lockton tower will be the centerpiece of the 34-acre development and will be located next to the natural backdrop of Leawood City Park. The tower is planned to anchor the overall project, establishing a corporate presence that is closely linked to the surrounding open space and park environment.

Plans for the site also contemplate a second phase of office development. The follow-on phase calls for an additional office building of about 225,000 square feet, which would expand the total planned office inventory on the campus beyond the initial headquarters structure. Specific timing and details for this second building have not been disclosed in the information provided.

According to the current schedule, construction on the headquarters project is expected to begin this summer. Lockton anticipates relocating its operations into the new building in early 2030, providing a multi-year runway for design finalization, construction, and interior build-out before occupancy.

Commenting on the project, Ron Lockton, chairman and CEO of Lockton, emphasized that the headquarters represents a broader strategic move for the firm rather than a simple change of location. He described the future headquarters as a destination oriented toward how the company serves its clients and supports its employees, highlighting the intent to align the physical workspace with Lockton’s business and people-focused priorities.
