Lion Real Estate Group has acquired Briarhill Apartments, a 292-unit multifamily community located at 1470 Sheridan Rd. N.E. in Atlanta. The garden-style property, built in 1988, totals approximately 254,624 square feet on nearly 10 acres, according to information reported alongside the transaction. The community was 94% occupied at the time of sale, reflecting a largely stabilized asset in a mature neighborhood setting.
The Atlanta Business Journal reported that Lion Real Estate Group paid $51 million for the property. Beacon Real Estate Group was identified as the seller in the transaction. No additional financial terms, including cap rate or financing details, were disclosed in the available information. The deal adds another Atlanta-area asset to Lion Real Estate Group’s existing multifamily portfolio.
Mory Barak of Lion Real Estate Group said the acquisition strengthens the firm’s position in the North Druid Hills submarket of Atlanta. He noted that recent new multifamily supply in the area has largely been absorbed and that very little new development is currently planned. This context suggests that Briarhill Apartments is positioned in a submarket with limited near-term competitive deliveries and generally healthy demand dynamics.
Briarhill Apartments is situated along Sheridan Road near the Children’s Healthcare of Atlanta campus. The property offers a mix of one- and two-bedroom floor plans across its 292 multifamily units. Specific unit sizes, interior features, and community amenity details were not disclosed, but the existing occupancy level indicates that the property is substantially leased.
Since its launch in 2007, Lion Real Estate Group has transacted $2.8 billion of real estate across its investment platform. In addition to Briarhill Apartments and other holdings in Atlanta, the firm also owns properties in Lawrenceville, Marietta, and Norcross. The latest purchase extends Lion Real Estate Group’s footprint in the broader Atlanta region as it continues to scale its multifamily investment strategy.
