Lincoln Property Company and DRA Advisors have acquired a fully leased industrial portfolio totaling approximately 299,000 square feet across two established business parks in Portland, Oregon. The buyers are expanding their industrial holdings in the market with this five-building portfolio, which is leased to a diverse mix of eight tenants.
JLL marketed the offering on behalf of the seller, bringing the portfolio to market as a stabilized, income-producing industrial investment. While the seller was not disclosed, the transaction involved a competitive institutional buyer pool targeting infill industrial assets in Portland.
The acquisition encompasses Kittridge Distribution Center, a three-building industrial park totaling roughly 103,000 square feet at 4931-5043 NW Front Ave. in Portland. Located within Northwest Portland’s industrial corridor, Kittridge Distribution Center sits in an established logistics and distribution area that serves the broader regional industrial base.
The portfolio also includes Columbia Corporate Park, a two-building industrial complex totaling approximately 196,000 square feet at 4630-4740 NE 166th Ave. in East Portland. Columbia Corporate Park offers scale in a key East Portland industrial node, providing users with access to major transportation routes and regional distribution networks.
Across the combined five buildings, the portfolio is 100% leased to eight tenants, underscoring the current demand for functional industrial space in infill submarkets. The fully leased status at closing provides the buyers with immediate cash flow supported by multiple occupiers rather than a single anchor tenant.
“This acquisition represents an opportunity to expand our industrial presence in Portland with a portfolio of well-positioned assets in established infill locations alongside a valued investment partner in DRA,” said Travis Drilling, Executive Vice President at Lincoln Property Company. He noted that strong occupancy, a diverse tenant roster and proximity to key transportation corridors were central to the investment thesis.
Lincoln Property Company and DRA Advisors are positioning the portfolio as a long-term industrial investment aligned with their broader strategy in the sector. By targeting infill, fully leased industrial product in established submarkets such as Northwest Portland and East Portland, the partnership is seeking to capitalize on sustained occupier demand and the resilience of mission-critical distribution and logistics locations within the Portland metro.
