**Lincoln Equities Secures $106M Bridge Loan for Brewster Industrial Development**
JLL Capital Markets has arranged a $106 million bridge loan for Building B at Interstate Crossings, a newly completed Class A industrial facility located in Brewster, New York. The property encompasses 618,048 square feet and is a significant addition to the limited industrial inventory in Putnam and Westchester Counties.
Senior Managing Director Peter Rotchford and Director Christopher Pratt of JLL represented Lincoln Equities Group in securing the financing. The loan was provided by affiliates of Apollo and CenterSquare Investment Management and includes a future funding component that will be utilized as tenants sign leases and the property stabilizes.
“Industrial assets of this scale and quality are exceptionally rare in Westchester and Putnam County, where barriers to entry and limited available land have constrained new development for decades,” said Pratt. “This financing reflects strong conviction in both the asset and market fundamentals, creating an attractive outcome for ownership and lenders alike.”
Delivered in 2025, Building B is one of the few large-scale, modern industrial developments to be completed in the region in recent decades. This project follows the successful lease-up of the neighboring Building A at Interstate Crossings, further establishing the site as a significant industrial hub for the area.
