**Lincoln Property Company Delivers 373K-SF Industrial Project in Tucson, Future Expansion Planned**

Lincoln Property Company has completed the first phase of its inaugural ground-up industrial development in Tucson. The project, known as I-10 International Phase I, is valued at $80 million and marks a significant investment in the region’s rapidly growing industrial market.

Located on 79 acres at the southeast corner of Alvernon Way and Los Reales Road—just two miles from the I-10 and Valencia Road interchange—the site falls within the Tucson International Airport submarket, offering strategic access and connectivity.

The completed portion of the development includes two Class A warehouse/distribution buildings. Building B spans 158,944 square feet, while Building C covers 214,867 square feet, totaling 373,811 square feet. The master plan also includes two additional buildings: a 188,434-square-foot Building A and a 476,000-square-foot Building D. These will be developed based on market demand, eventually expanding the project’s footprint to more than one million square feet of industrial space.

Each building is designed to accommodate up to six individual suites, providing a variety of flexible leasing configurations to meet diverse tenant needs.

Brinkmann Constructors served as the general contractor, with architectural design led by a collaboration between Butler Design Group and Ware Malcomb. Jesse Blum of PICOR/Cushman & Wakefield is the exclusive leasing broker for the development.
