CBRE has announced the sale of a 25,600-square-foot office property located at 5015 Shoreham Place in San Diego. The property was purchased by San Diego Lighthouse Bible Church for $13.5 million, with plans to utilize the facility as an owner-user.

CBRE’s team of Matt Pourcho, Anthony DeLorenzo, Matt Harris, and Casey Sterk represented the private seller, Shoreham LLC, in the transaction.

“This is a high-quality, well-located office asset in one of San Diego’s most dynamic submarkets,” said Matt Pourcho. “The property’s modernized, creative layout makes it ideal for owner-users looking to attract top talent and enhance workplace experience. With the newly approved CO-3-3 zoning in Governor Park, the site now offers expanded use potential, including medical, which further strengthens its long-term investment appeal.”

Originally built in 1985, the single-story building has undergone recent renovations and features include onsite showers, an outdoor patio with seating, and electric vehicle charging stations. It sits on a 2.47-acre lot in the Golden Triangle area of San Diego, with convenient access to major transportation routes such as Interstate 805 and State Route 52.
