**Diamond Bar Office Building Secures $9M Life Company Refinance Loan**
Gantry has arranged a $9 million loan to refinance a maturing loan on a suburban office property located at 20955 Pathfinder Road in Diamond Bar, California. The three-story, Class B building spans approximately 65,000 square feet of rentable space and is currently 98% occupied by a diverse mix of professional tenants.
Topher Van Mourick, senior director at Gantry’s Irvine production office, represented the borrower, a private real estate investor. The loan, which features a three-year fixed rate, was secured through one of Gantry’s correspondent life company lenders. Gantry will also provide ongoing servicing of the loan.
Van Mourick commented, “For this well-leased Class B building, the real challenge was refinancing a performing existing loan during a time of significantly higher rates. By working with one of our top correspondent lenders, we were able to structure a new three-year loan at a competitive fixed rate. This not only allowed the client to retire the outstanding balance but also achieve a no cash-in refinance—aligned with their strategy to hold the asset long-term.”
