Lennar has started construction on The Premiere at Monmouth, a new for-sale residential community within the 1,226-acre Fort Monmouth redevelopment in Eatontown, NJ. The project advances the broader repositioning of the long-dormant former military installation and brings new housing options to Monmouth County.
The Premiere at Monmouth is planned as a mix of single-family homes and townhomes on a site that has been vacant for more than 20 years. The community is programmed to include 32 single-family homes and 188 townhomes, adding a total of 220 for-sale residences to the local housing inventory. Lennar expects sales activity to launch in late fall 2026.
Company leadership positioned the groundbreaking as a milestone in the ongoing reinvention of Fort Monmouth. Dana Romano, New Jersey–New York division president for Lennar, said the community will give Monmouth County families a new place to live at the center of what she described as one of the region’s notable redevelopment efforts along the Jersey Shore. Romano also emphasized Lennar’s role in helping to shape the next chapter for the former base and in contributing new housing to Eatontown.
The development site benefits from regional transportation connectivity, including access to NJ Transit rail service, which links residents to employment and lifestyle destinations across the broader region. The location is also just minutes from the planned Netflix Studios East campus, a 292-acre production facility slated for Fort Monmouth. That studio project is expected to generate substantial employment opportunities and incremental economic activity for the surrounding communities once completed.
The pairing of The Premiere at Monmouth with the forthcoming Netflix Studios East campus underscores how Fort Monmouth’s reuse plan is combining residential and production uses within a single large-scale redevelopment framework. As construction gets underway, the new homes are positioned to serve both existing Monmouth County households and future residents who may be drawn by expanding job growth tied to the studio complex and the revitalized base.
While detailed financial terms for The Premiere at Monmouth have not been disclosed, the project represents another step in the long-term redevelopment of Fort Monmouth, transforming underutilized land into an active residential neighborhood supported by transit access and emerging entertainment-related employment nearby.
