Carmel Partners is now leasing units at Annex on 12th, a residential building that has been repurposed from the former Cotton Annex Building of the U.S. Department of Agriculture.
The historic building, located at 300 12th St. SW and originally built in 1936 for cotton and tobacco classification, sat vacant for many years until Carmel Partners took on the project to preserve its structure through adaptive reuse. The company also added a modern touch with a new 13-story tower featuring unique amenities such as a resident speakeasy.
Annex on 12th offers a total of 562 residences ranging from studios to three-bedroom apartments and penthouse floor plans designed by Design Collective with interiors by Champalimaud interior designer. The building boasts an impressive combined indoor and outdoor amenity space spanning over18,000 square feet, including an open-air landscaped courtyard with lounge seating.
Conveniently located in southwest Washington D.C., residents will have easy access to transportation options such as L’Enfant Plaza and Smithsonian Metro Stations, Capital Bikeshare stations, and popular attractions like the National Malland The Wharf.
