**LBA Logistics Acquires 616,000-SF Core45 Building in South Dallas**
Grandview Partners has sold Core45 Building 1, a newly constructed, Class AA industrial facility totaling 616,068 square feet, located at 1401 E. Pleasant Run in South Dallas. The property was acquired by LBA Logistics.
Completed in 2023, the state-of-the-art facility sits on 33.86 acres and is currently 48 percent leased to Owens Corning, an investment-grade tenant with a BBB+ credit rating. The remaining 323,388 square feet, which includes speculative improvements, presents a prime value-add opportunity for leasing.
The building features 8,180 square feet of office space split across two suites, including 4,090 square feet of speculative office space. Strategically positioned with direct access to both Interstate 45 and Interstate 20, the facility offers immediate connectivity to major Texas highways and a robust national distribution network.
