**Latham & Watkins Leases Two Floors at RXR’s 1285 Avenue of the Americas**
Latham & Watkins LLP has signed a 12-year lease for approximately 120,000 square feet across two full floors at RXR’s 1285 Avenue of the Americas. This move marks the expansion of the firm’s New York City footprint, building on its current presence at 1271 Avenue of the Americas, and reflects the firm’s sustained and projected growth in the market.
The lease follows another major legal industry move at the same building: Ropes & Gray is set to occupy more than 535,000 square feet beginning in 2028. Both transactions highlight the legal sector’s continuing influence and demand within Manhattan’s office real estate landscape.
Latham & Watkins was represented by Scott Gamber, Craig Reicher, and Emily Chabrier of CBRE in the deal. RXR was represented in-house by William Elder and Daniel Birney.
“1285 Avenue of the Americas is a trophy property, featuring best-in-class tenants in the heart of Midtown Manhattan,” said William Elder, Executive Vice President and Managing Director of RXR’s New York City division. “We look forward to Latham & Watkins’ tenancy and welcoming future tenants of this caliber to the building.”
