**Historic Riverwalk Plaza Hotel Listed for $20.75 Million**

The Riverwalk Plaza Hotel, located at 100 Villita Street in San Antonio, directly across from the Bexar County Courthouse, has been listed for sale at a price of $20.75 million. The six-story hotel features 129 guest rooms and a variety of guest amenities, including a heated pool, fitness center, and two food and beverage options—The Gavel restaurant and a leased Niche Coffee shop.

Currently owned by Warwick Prestige Hotels LLC, the property has a notable financial history. Warwick acquired the hotel in 2015 from La Villita Motor Inn and originally secured a $4.1 million loan from Mercantile Capital to finance the purchase. That loan was fully repaid in 2016. In 2017, Warwick obtained a $7.22 million loan from Texas Capital Bank, which was later increased to $8.3 million in 2019.

In October, the National Park Service approved the property for historic tax incentives under its current ownership. The existing hotel structure was originally built in 1968 and underwent significant renovations in 2011 to modernize and restore the property.

The listing is being handled by Allan Miller of Marcus & Millichap.
