### Lake Havasu Developer Proposes Mixed-Use Resort

Developer **FalconEye Ventures** has announced plans for a large-scale mixed-use resort on 90 acres at Beachcomber and McCulloch Boulevards in Lake Havasu. The project, located near the iconic Nautical Inn, will be centered around a shoreline resort and will feature a variety of residential options, as well as retail and dining establishments.

According to **AZBEX**, FalconEye Ventures acquired the land for $24 million during a 2023 state land auction. Currently zoned for a golf course and designated as parks/open space, the site also includes 78 acres of right-of-way. The company is now seeking a significant General Plan amendment to allow for resort-related island use, resort residential, and commercial mixed-use development. Additionally, they are pursuing a rezoning to an Island Body Beach planned development overlay.

The preliminary development team includes **FalconEye Ventures** and design firm **Nelsen Partners**. Planned residential components could range from single-family homes to townhomes and apartments. The development will also feature a boat launch ramp and public parking adjacent to the resort.

The proposed project marks a significant investment in Lake Havasu, aiming to enhance the area’s tourism appeal while providing diverse residential and commercial opportunities.
