Krusinski Construction Company has delivered a tenant build-out for Cooper&Hunter at the IAC Wintergreen development in Hutchins, Texas, completing the remaining space in the multi-tenant distribution facility. The Oak Brook-based contractor finished the improvements for Cooper&Hunter, which now occupies 266,788 square feet within the building.
The project is located less than 15 minutes south of Dallas, positioning the tenant within a key industrial corridor serving the broader Dallas area. As part of the scope, Krusinski Construction Company built out 7,351 square feet of office and support space, divided between two distinct areas to serve administrative and operational functions.
In addition to the primary office components, the build-out created a 1,216-square-foot area within the warehouse that provides functional office space and restrooms. The work also incorporated a showroom for Cooper&Hunter’s HVAC products, offering a dedicated environment to display equipment and support customer-facing activity inside the distribution center.
Electrical upgrades were included in the project to supply power for battery-charging stations, supporting equipment use within the warehouse environment. These improvements are intended to enhance day-to-day logistics and material-handling operations at the facility.
The tenant improvements are housed within the Wintergreen Distribution Center, a 560,030-square-foot multi-tenant speculative industrial building constructed by Krusinski Construction Company. The property represents the firm’s first ground-up project in the state of Texas, marking an expansion of its industrial construction activity into the region.
Project leadership from Krusinski Construction Company included Andy Johnson, executive vice president; Ryan Lehman, senior project manager; Adam Catris, project engineer; Michael Adebayo, project superintendent; Yvette Hianik, preconstruction manager; and Erin Anderson, project coordinator. Azimuth Architecture served as the project architect for the development.
The broader Wintergreen project and Cooper&Hunter build-out add to the industrial inventory serving users near Dallas, with the completion of the remaining space indicating full tenant utilization of the facility. The property is designed to support distribution and warehouse functions while integrating tailored office, showroom, and infrastructure upgrades specific to the tenant’s operational needs.
Separately, Connect CRE highlighted its upcoming Connect Industrial West conference, scheduled for August 20 in Irvine, California, which is expected to convene industrial owners, investors, developers, lenders, and occupiers for market discussions and networking across Western U.S. industrial markets.
