"Koll Acquires Aurora Warehouse"

The Koll Company has recently acquired the RK Mission Critical building in Aurora, CO for $15.8 million in an all-cash transaction. The 142,000 square foot industrial building is occupied by a single tenant and was purchased at a rate of $111 per square foot. Located at 17450 East 32nd Place, the property is leased to RK Mission Critical through 2029 and serves as their global headquarters for custom-engineered modular solutions.

This marks The Koll Company’s first acquisition in Colorado since 2007 with Colliers acting as the broker for both parties involved in the deal.

According to Scott Meserve of Koll, Aurora’s market fundamentals have remained strong with low vacancy rates and positive absorption surpassing new supply over the past year.

Aurora is home to several major employers including Buckley Space Force Base, Anschutz Medical Campus, Children’s Hospital Colorado, University of Colorado Hospital,Raytheon Technologies,Kaiser Permanente,A mazon,Northrop Grumman,and Lockhead Martin Corporation,making it an attractive location for investment opportunities like this one.
