Koeppel Rosen LLC has completed a series of leasing transactions at 1261 Broadway, an 11-story office building in Manhattan’s Midtown South. Acting as leasing and management agent for the Rosen family portfolio, the firm arranged five new office leases totaling 15,474 square feet, bringing a diverse mix of professional and commercial tenants to the property.
Law firm Abell Eskew Landau LLP signed the largest of the new agreements, taking 7,772 square feet at 1261 Broadway in a relocation from its previous offices at 265 Fifth Ave. The tenant was represented by Nick Farmakis and Jordan Weiss of Savills in the transaction.
Another law firm, Hunter Cottingham PLLC, committed to 4,599 square feet of office space in the building. Hunter Cottingham was represented by Robert Yaffa of RDY Advisors, LLC, along with Claire Koeppel of Newmark, underscoring the role of multiple brokerage firms in bringing new legal tenants to the property.
Joseph J. Blake and Associates, Inc., a real estate appraisal and valuation company, leased 1,467 square feet at 1261 Broadway. The tenant was represented by Bradley Cohn of Adams & Company Real Estate, expanding the building’s base of real estate-focused users.
Nisso & Co Trading Corp., a wholesale jewelry distributor, signed for 955 square feet, adding a wholesale trade user to the roster of tenants. RSLT Capital Management LLC, an investment management firm, took 681 square feet. RSLT Capital Management was represented by JD Cohen of Newmark & Company Real Estate, Inc., reflecting continued interest in efficient office space from financial services tenants.
All five transactions were negotiated on behalf of ownership by Max Koeppel, director of leasing at Koeppel Rosen, who represented the landlord in-house. He noted that tenants across a range of industries are prioritizing efficient workspace in accessible Midtown locations and indicated that 1261 Broadway offers flexibility, competitive value relative to the broader market, and floor plates that accommodate tenants in this size range.
The new leases at 1261 Broadway highlight ongoing leasing activity among small and midsize tenants in Midtown South, spanning legal, real estate services, wholesale trade, and investment management uses. The transactions also demonstrate active tenant movement within the neighborhood as firms seek space that aligns with their operational and efficiency needs.
