**KLNB Facilitates $6M Sale of Virginia Flex Property**

KLNB has successfully arranged the sale of a 20,000-square-foot property located at 5508 Franconia Road in Alexandria, Virginia, for $6 million.

A team of KLNB professionals, including Principals Marc Tasker, Vito Lupo, and Steve Combs, along with Vice President Jack Regler, represented the seller in the transaction.

“This marks the buyer’s second Goddard School location in Alexandria, following the opening of their first school on North Beauregard Street in 2021, helping to meet the growing demand for independent education opportunities in Northern Virginia,” said Jack Regler of KLNB.

Originally built in 1972 as a roller-skating rink, the building has housed ShadowLand Adventures, a laser tag and arcade venue, since 2005. The buyer, represented by Bryan Ramos of Retail22 CRE Advisors, plans to lease 75% of the property to Goddard School, with the remaining space set to become a SafeSplash Swim School.

Situated on nearly 1.8 acres, the property will undergo extensive interior renovations, along with several landscaping enhancements, as part of the new owners’ plans.
