The brokerage represented the seller, Finmarc Management, with KLNB Principals Ken Fellows and Rob Pugh working alongside Vice President Lucas Glaeser to complete the disposition.
The building totals 12,155 square feet and is described as a two-story commercial property. It is part of Gateway Center, a business environment located less than one mile from Interstate 270 in the Montgomery Village neighborhood of Montgomery County. The property is positioned within an established biotechnology hub that benefits from close proximity to federal research facilities and regulatory agencies, which supports a broader ecosystem of science, technology, and service-oriented businesses in the surrounding area.
The buyers, Don Vicini and Josh Vicini, acquired the asset with the intent to occupy the space. The building will be used by 21st Century Distributing, an electronics wholesale distributor. The company plans to use the facility to support its expanding operations, which focus on supplying audio and video equipment, smart home systems, and security products to professional installers. The purchase allows the distributor to consolidate operations into a dedicated facility that can accommodate its growth trajectory and service requirements.
