CRE Market Beat Take
Large-scale chip manufacturing investment signals strengthening industrial demand in Fort Worth, with potential knock-on effects for surrounding logistics and supplier space.

King Yuan Electronics, a semiconductor manufacturer based in Taiwan, has purchased a cleanroom facility in Fort Worth for nearly $80 million. The company acquired the 27-acre site at 273 W. Everman Pkwy, which is located within the Fort Worth South Business Park.

The property is slated to become King Yuan Electronics’ first manufacturing plant in the United States. The planned facility represents an estimated $1.3 billion investment and is projected to support the creation of 630 jobs by the end of 2031, according to the company’s plans.

As outlined, King Yuan Electronics intends to invest at least $1 billion in real property at the Fort Worth site, along with an additional $300 million in equipment. The facility is expected to house research and development functions as well as testing operations for semiconductors.

The company’s Fort Worth operation is planned to focus on semiconductors used in next-generation graphics processing units (GPUs) and superchips. In addition, King Yuan Electronics is expected to provide testing services at the facility for Nvidia.

The Everman Parkway property’s role within the Fort Worth South Business Park highlights the area’s growing concentration of advanced technology and manufacturing activity. The acquisition and planned build-out position the site as a hub for semiconductor-related R&D and testing.

Separately, Wistron Corp. has expanded its presence in Fort Worth this year through the opening of two supercomputer manufacturing plants at the AllianceTexas development. Those facilities, together valued at $761 million, were delivered as part of a partnership with the company referenced in the announcement.

With King Yuan Electronics’ planned investment and Wistron Corp.’s recently opened plants, Fort Worth is seeing increased activity from international technology and hardware manufacturers. The combination of property acquisition, large-scale capital investment and job creation underscores the city’s emerging role in the semiconductor and supercomputing supply chain.
