The sale underscores ongoing demand from owner-users for modern, specialized showroom-service facilities, highlighting liquidity for well-located, purpose-built assets in the Seattle metro.

Kidder Mathews brokers Matt McLennan, SIOR, CCIM, and Peter Wooding have completed the sale of a showroom, office, and service facility in Auburn, Washington. The single-building property totals 11,900 square feet and is located at 1743 W Valley Hwy S. The asset combines customer-facing showroom space with back-of-house shop and office areas, catering to operators that require both display and service capabilities under one roof.

Delivered in 2014, the building offers approximately 5,982 square feet of showroom space, 2,184 square feet of shop area, and 3,734 square feet of office space. The facility features 24-foot clear height and three grade-level doors, supporting a mix of display, service, and administrative functions. The structure sits on a 2.76-acre site, providing additional room for parking, circulation, and outdoor operations as needed by motor and powersports users.

The property benefits from regional transportation connectivity, with convenient access to SR-167, Highway 18, and Interstate 5. This location supports both customer access and regional distribution or service coverage across the broader area. The building was previously leased to Indian Motorcycle, reflecting its suitability for vehicle-related showroom and service operations.

McLennan and Wooding represented the seller in the transaction. Their assignment included repositioning the asset in the market by targeting operators that could fully utilize the building’s specialized showroom and service layout. By focusing on users whose operational requirements aligned with the facility’s existing configuration, the brokers aimed to minimize retrofit needs and highlight the property’s functional design.

The marketing effort resulted in a sale to West State Motorsport. The buyer plans to use the facility to expand its regional operations, building on the asset’s combination of showroom visibility, service capability, and transportation access. Commenting on the transaction, McLennan noted that the building was purpose-built and highly functional, but required a specific type of operator, underscoring the importance of matching specialized assets with the right user profile.

The sale illustrates ongoing demand from owner-users and specialized operators for facilities that integrate customer, service, and office components in a single location, particularly when those assets offer modern construction, functional clear heights, and strong regional connectivity.
