Kensington Development Partners and IM Properties have announced the acquisition of a 150-acre site in Denver for a new mixed-use development project called Link 56. Strategically located in the Green Valley Ranch and Denver International Airport submarket, Link 56 will feature approximately 250,000 square feet of commercial development and nearly 2,000 rental units. The project site is situated at the northwest corner of 56th Avenue and Tower Road and will also include around 27 acres dedicated to parks and open space.
Construction on Phase I of the $235 million development is set to begin immediately. Key components of this initial phase include:
– A 150,799-square-foot Target store.
– A 214-unit Class A multi-family community, consisting of two- and three-story garden-style apartment buildings across 13 structures.
– A 170-unit Class A built-to-rent townhome community, featuring two-story townhomes spread across approximately 11 acres.
– Multiple retail and dining venues, including both stand-alone and multi-tenant pads. Lease agreements are currently being negotiated with a variety of prospective tenants in sectors such as dining, coffee, general retail, and automotive services.
Link 56 is expected to become a dynamic hub in a rapidly growing area of Denver, combining residential, retail, and recreational elements to meet the needs of the local community.
