"Kendall Square Development: BXP's Pivot and Proposal for a New Lab Tower"

BXP Inc. has changed its plans for development in Cambridge, MA’s Kendall Square. Instead of proceeding with their previous plans, the company now intends to redevelop a building on Broadway into a taller lab tower and reduce the size of an already-approved project on Binney Street.

According to the Boston Business Journal, BXP is interested in replacing their 35-year-old property at 105 Broadway – currently occupied by The Broad Institute – with a new lab-and-office complex. This change was announced at a public meeting held by BXP in Cambridge on Wednesday.

The reason for this shift in plans is due to Thermo Fisher Scientific Inc.’s subsidiary deciding to remain at the existing facility located at Binney Street until at least 2029. As a result, BXP proposed taking some of the nearly 400,000 square feet that had been approved for future development at 250 Binney St., and instead using it for the redevelopment project on Broadway.

This proposal will require approval from Cambridge officials as it involves amending BXP’s master plan for redevelopment work within Kendall Square. The image above shows what currently exists on site: an older seven-story building owned by BXP that houses The Broad Institute.
