GFP Real Estate has executed a new lease with New York-based law firm Kelman Winston & Vallone PC at 520 Eighth Ave., allowing the firm to relocate within the building while remaining in the same address. The firm has committed to a five-year, four-month lease for 2,695 square feet of office space, representing an internal move rather than a change in property.

Under the new agreement, Kelman Winston & Vallone PC will shift its operations to the 14th floor of 520 Eighth Ave. The space was previously occupied by LightbulbLive and has been newly improved to accommodate the law firm. The relocation is intended to provide upgraded office accommodations for the tenant while maintaining continuity of location for clients and staff.

GFP Real Estate highlighted the lease as part of a pattern of professional services firms choosing the property for its characteristics. According to Matthew Mandell, Senior Managing Director at GFP Real Estate, Kelman Winston & Vallone PC reflects the diverse mix of professional tenants that are opting for 520 Eighth Ave. based on its central location, efficient floor plates, and perceived long-term value proposition.

Mandell noted that the property continues to draw interest from office users seeking a combination of accessibility and functionality, supported by ownership that is investing in building improvements and the overall tenant experience. The new law firm lease on the 14th floor, in space upgraded following the departure of LightbulbLive, aligns with that positioning.

On the transaction side, GFP Real Estate was represented in-house by Matthew Mandell. Tenant representation was provided by Steve Haas of Norman Bobrow & Company, who acted on behalf of Kelman Winston & Vallone PC in negotiating the lease. The parties did not disclose rental terms or other financial details associated with the transaction.

The lease underscores continued leasing activity at 520 Eighth Ave. among professional firms seeking improved space configurations without changing building locations. By relocating into newly enhanced premises within the same property, Kelman Winston & Vallone PC is able to upgrade its workplace environment while preserving its established building presence.
