KDC Cuts Plans for Dunwoody Office, Adds Hotel and Rental Units

Since the onset of Covid, mixed-use developers have had to reassess their approach to determining the necessary amount of office space. The widespread implementation of hybrid work arrangements during the pandemic has resulted in a decrease in traditional office leasing. As a result, there has been an increased focus on repurposing vacant space.

Originally approved for construction at 729,600 square feet of office and 33,586 square feet of retail space, KDC’s fourth building entitlements at State Farm campus in Dunwoody have been revised. Instead, KDC is proposing a combination of 300 residential units and 22,000 square feet for retail alongside only 3000square feet for offices.

According to reports from Atlanta Business Chronicle , some partners within KDC are considering renting out apartments specifically tailored towards corporate employees who frequently travel or relocate. However,the project will not include any designated affordable housing units.The request is expected to receive approval from Dunwoody City Council without issue.
