A 265,000-square-foot cold storage facility is currently under construction on Jacksonville’s westside by a development group led by Karis Cold. The warehouse is designed to accommodate two potential tenants and features 5,100 square feet of office space at opposite ends of the building.
Karis Cold has partnered with Newmark Phoenix Realty Group as the broker for this project, while Onpace will provide expertise in the food industry. Other collaborators include DSI South, L&B Realty Advisors and Architects Plus.
The warehouse spans approximately 788 feet in length and 328 feet in depth with a freezer cooler clear height of 50 feet and a cold dock clear height of 30 feet. The property also benefits from its proximity to Norfolk Southern rail line.
Karis acquired the property for nearly $3 million and obtained permits outlining an estimated $25 million in building costs.
Construction is expected to be completed by fourth quarter of2024 with move-in ready units available shortly after.
