Kairoi Planning: Mammoth E. Austin Mixed-Use Project

Kairoi Residential has proposed a large-scale mixed-use development, known as the “Bolm Colorado” project, which would encompass two industrial sites along US 183, Levander Loop, Linger Lane and Bolm Road. This ambitious project is expected to bring thousands of residences and millions of square feet of retail, office space and dining options to the east side.

According to Community Impact reports, this redevelopment effort will cover approximately 115 acres and is set to become one of the largest projects in this area. The proposed Bolm Colorado development includes:

– Over 2,200 mid-rise multifamily housing units
– A 385-room hotel with a civic center spanning over 37k square feet
– More than three million square feet of office space across both sites
– Over 183k square feet for restaurants on both properties combined
– Two shopping plazas with more than147k square feet for retail spaces

The plans have been approved by developers after agreeing upon maintaining a buffer zone measuring at least250-feet between the riverfront and the project site. Currently there are no scheduled dates for further review stages in regards to this mammoth East Austin mixed-use endeavor.
