Two prominent real estate investment firms have joined forces to acquire The 410, a 24-story office building situated in the bustling Downtown Denver area. Cress Capital and E2M Ventures, both well-respected players in the industry, successfully acquired the property’s loan earlier this year through a deed-in-lieu of foreclosure agreement with previous owner Ares Management. The original balance of $113 million was reduced to an unpaid balance of $96.2 million.

Located at 410 17th Street, this property underwent significant renovations in 2021 and boasts approximately 440,000 square feet of prime office space as well as a detached eight-story parking structure.
