JPI, a developer of multifamily communities, has acquired a development site at 400 4th Ave. W in Seattle, Washington, where it is planning a new apartment project in the Uptown neighborhood. The company disclosed that the site will be used for a Class A multifamily community, continuing its focus on urban residential development.
Working in partnership with Stream Real Estate LLC, JPI intends to deliver a 10-story building with 189 residential units. The planned community is positioned in the heart of Uptown, an urban neighborhood with access to cultural, entertainment, and employment destinations within Seattle. The partners describe the project as targeting higher-end multifamily demand in this centrally located area.
A key component of the design is a focus on larger, family-oriented floor plans. According to JPI, approximately one-quarter of the residences are expected to be two- or three-bedroom units, a mix that is intended to accommodate households seeking more space in a dense, walkable setting. This emphasis differentiates the project from more typical unit mixes dominated by studios and one-bedroom layouts.
Mollie Fadule, chief financial and investment officer at JPI, said the development is being planned with an emphasis on generous living areas and outdoor features, highlighting proximity to civic attractions, entertainment, arts, retail, and employment nodes. Her comments underscore the integration of residential living with nearby amenities that are already established in the surrounding neighborhood.
The project has been designed to maximize outdoor amenity space, with plans that connect residents to nature while remaining within an urban environment. The 4th & Harrison site includes a notable 40-foot change in elevation, and the design aims to leverage this topography to create a variety of outdoor and view-oriented spaces for residents.
Future residents are expected to have sweeping views of Puget Sound, downtown Seattle, and the Space Needle, according to the project description. These view corridors are a defining physical characteristic of the site and help distinguish the development within the Uptown multifamily pipeline.
Construction on the community is expected to begin in Spring 2027. No additional details were provided on construction costs, financing sources, or delivery timing beyond the anticipated start date. The project imagery credited to Weber Thompson suggests the involvement of that firm in the design process, though specific architectural roles were not detailed.
