**JLL Capital Markets Lists S&H Portfolio: Eight Mixed-Use Buildings Across Manhattan**
JLL Capital Markets has been retained to sell the S&H Portfolio, a collection of eight mixed-use properties across Manhattan. The portfolio spans 84,472 square feet and comprises 137 residential apartments and 15 retail storefronts. The assets are located in prime neighborhoods, including the East Village, Lower East Side, Greenwich Village, and the Upper East Side.
Assembled over the course of 30 years, the portfolio has been self-managed by its long-term ownership. The listing is being led by JLL’s marketing team, which includes Vickram Jambu, Hall Oster, Guthrie Garvin, Rob Hinckley, and Teddy Galligan.
“This is a portfolio of well-located properties with very good base building conditions and legacy finishes,” said Hall Oster. “Buyers will be excited by the strong in-place cash flow, clear value-add opportunity, and strong retail locations.”
Each of the eight properties benefits from its transit-oriented location, all within walking distance of multiple subway lines. The portfolio includes the following addresses:
– 38-40 Carmine St.
– 90 Rivington St.
– 96 Orchard St.
– 156 Orchard St.
– 126 First Ave.
– 153 Avenue C
– 181-185 East Houston St.
– 310 East 93rd St.
The offering presents buyers with immediate income and long-term upside through potential renovations and re-leasing strategies in some of Manhattan’s most sought-after residential and retail corridors.
