**JLL Arranges Refinancing for West Ridge Corporate Campus in Monmouth County, NJ**

JLL Capital Markets has successfully arranged the refinancing of West Ridge Corporate Campus, a five-building industrial and flex property encompassing 114,622 square feet in Eatontown, Monmouth County, New Jersey.

The financing was secured on behalf of the borrower, Bollerman Companies, by a JLL team led by Senior Managing Director Michael Klein, Director Ryan Carroll, and Analyst Tyler Caricato. The team arranged a seven-year loan through an insurance company lender.

Located at 1 Industrial Way West, the fully leased campus spans 11.14 acres. It is strategically positioned between New York City and Philadelphia, offering tenants excellent connectivity to key transportation corridors such as the Garden State Parkway, Interstate 195, and Routes 35, 36, and 18. The property also provides convenient access to Newark Liberty International Airport and the Port of New York and New Jersey, bolstering its appeal to logistics, office, and flex-space tenants.

“West Ridge Corporate Campus exemplifies the strong performance we’re seeing in the Monmouth industrial/flex submarket, where vacancy rates have decreased to 3.5% and rents have increased by over 45% since 2020,” said Klein, emphasizing the robust market fundamentals supporting the refinancing transaction.

The successful refinancing highlights continued investor confidence in well-located industrial/flex assets in high-demand New Jersey submarkets.
