**JLL Secures $92M in Financing for Fordham Park Robotics and Logistics Campus in Wilmington, MA**
JLL Capital Markets has arranged $92 million in financing for the Fordham Park Robotic and Logistics Campus, a three-building industrial complex located in Wilmington, Massachusetts. The financing was secured on behalf of the borrower, Carlisle Capital Corporation, by a JLL Debt Advisory team led by Senior Managing Director Tom Sullivan. The five-year loan was provided by M&T Bank.
Situated at 100-110 Fordham Road, the 393,911-square-foot campus spans 40.1 acres. It features high-bay research and development, robotics, and distribution space. The entire park is currently fully leased to credit tenants operating in sectors such as e-commerce, warehouse automation and robotics, semiconductor equipment, and industrial automation.
“Fordham Park represents the premier robotics and logistics campus in Boston’s best industrial submarket,” said Sullivan. “The sponsor’s execution of a complete repositioning of the park created incredible leasing demand and made it one of the most unique financing opportunities for lenders in this environment. The northern Boston submarket continues to demonstrate strong fundamentals and remains a desirable location for industrial and R&D tenants.”
