**JLL Arranges 74,000 SF of Leases at 1 Boland Drive in West Orange, NJ**
JLL has successfully arranged nearly 74,000 square feet of office leases at 1 Boland Drive, a premier Class A suburban office property located in West Orange, New Jersey. The firm was retained by Offices at Crystal Lake, LLC to manage the repositioning of the property following the exit of longtime anchor tenant, CSG.
Leading the JLL team were Senior Managing Director Jason Benson, Executive Vice President Colleen Maguire, and Associate Alex Friedenberg. Their efforts have culminated in a series of new office leases over the past several months, marking a significant milestone in the revitalization of the property.
The seven new leases signed at 1 Boland Drive include:
– **Callahan & Fusco**: The law firm signed a long-term lease for 16,300 square feet, relocating from Roseland, NJ. The firm was represented by Stephen Graziano and Jim Bailey of Colliers.
– **PEM Law LLP**: The newly established law firm leased 12,269 square feet. Representation was provided by Chip Conklin of Savills.
– **Manzi Epstein Lomurro & Decataldo**: Relocated and expanded from Montclair into 9,152 square feet. Jeff Kolodkin of Newmark represented the firm.
– **Rotwein & Blake**: The architectural firm signed a long-term lease for 5,265 square feet to move from Livingston. They were represented in-house.
– **Swavelle Group**: Relocated from Garfield into a 4,710-square-foot space. Represented by John Crawford and Eric Zemachson of Newmark.
– **CFI Consultants**: Also relocating from Roseland, the firm will occupy 3,731 square feet. Representation was provided by Stephen Graziano and Jim Bailey of Colliers.
– **BNE Real Estate**: Leased 22,373 square feet for its new New Jersey headquarters.
