Refinancing a newly delivered, Class A active adult asset in a supply-constrained submarket signals that lenders are selectively supporting seniors housing tied to strong local demographics.

JLL has arranged a $66.875 million refinancing for The Fieldston, a luxury active adult multifamily community in Fairway, Kansas. The property totals 209 units and caters to residents seeking an upscale, age-restricted living environment in a suburban setting.

Working on behalf of the borrower, a partnership between EPC Real Estate Group and Platform Ventures, JLL secured a five-year construction take-out loan. The refinancing recapitalizes the asset following its recent development and positions the ownership group with longer-term debt on the property.

The JLL Capital Markets Debt Advisory team representing the borrower was led by Managing Director Mark Erland, Senior Director Kevin Baron and Associate Ellie Savage. Their mandate focused on sourcing permanent financing for the newly completed community and aligning the capital structure with the asset’s lease-up and operating profile.

Delivered in 2025, The Fieldston is located on 4.64 acres at 4210 Shawnee Mission Parkway. The community offers one-, two- and three-bedroom layouts, targeting active adults seeking a luxury rental option rather than traditional seniors housing or licensed care.

The Fieldston is described as the only luxury active adult property serving the North Johnson County submarket. This positioning gives the asset a distinct competitive advantage, particularly within its immediate trade area.

Demographic trends in the surrounding area are a key part of the property’s investment thesis. Within a three-mile radius of The Fieldston, 28% of the population is age 55 or older. According to JLL, there are no other Class A active adult communities within that same radius, underscoring the lack of direct competition for this segment of the market.

JLL’s Mark Erland noted that the combination of an older, affluent local population and the absence of comparable Class A active adult product supports expectations for strong demand and sustained occupancy at The Fieldston. The refinancing is intended to capitalize on these fundamentals as the property continues to stabilize.
