JLL’s Capital Markets group has arranged $463 million in bridge financing for Thompson Thrift’s eight-property multifamily portfolio, with six of the communities located in Florida. The new floating-rate construction take-out loan was secured through Barings and is structured to replace existing construction loans across the entire portfolio.
The financing proceeds are being used to retire construction debt on the eight assets, which were delivered in phases throughout 2025 and 2026. The bridge loan structure gives the borrower time to further stabilize operations across the portfolio following recent completion and initial lease-up.
Six of the portfolio’s properties are in Florida. Standard441 in Orlando totals 300 units, while The Quinn in Pensacola includes 324 units. In the North Port-Sarasota-Bradenton market, the portfolio comprises The Stadler with 280 units and The Hadley with 268 units. Verity in Vero Beach contributes 276 units to the collection, and The Junction at Rockledge in the Palm Bay-Melbourne-Titusville market adds another 380 units.
Amenities across the Florida properties include 24-hour fitness centers and swimming pools, supporting resident wellness and recreation. The communities also feature resident social hubs with coffee bars, along with pickleball courts for on-site sports and activity. For pet owners, dog parks with pet spas are included, while business centers are designed to accommodate remote work and resident productivity.
The floating-rate construction take-out financing was sourced by JLL through Barings, with Daniel Hedgepeth leading the loan execution. The structure consolidates the prior construction loans into a single bridge facility tied to the stabilized performance of the portfolio.
JLL’s Capital Markets Debt Advisory team represented the borrower in the transaction. The advisory team was led by Danny Kaufman, Medina Spiodic, Mark Gibson and Matthew Lawton, who coordinated the placement of the bridge financing and the retirement of the existing construction facilities across all eight properties.
