JLL has arranged $35.6 million in acquisition financing for the Chicago Infill Industrial Seed Portfolio, a four-property industrial collection totaling 411,781 square feet in key infill locations around the city.
The portfolio is composed of shallow-bay industrial assets positioned in the O’Hare, Northwest Cook and North DuPage submarkets, all of which are established logistics and distribution corridors within the broader Chicago industrial market.
JLL Capital Markets advised a newly created joint venture between Matterhorn Venture Partners and TPG Angelo Gordon U.S. Real Estate in securing the acquisition financing. The venture is targeting value-add industrial investment opportunities across the Midwest, with this portfolio serving as its initial deployment of capital.
According to the parties, the joint venture has an initial equity commitment of $300 million dedicated to industrial acquisitions in Chicago and select surrounding markets. Based on that equity commitment, the partnership reports total buying power in excess of $900 million for future industrial investments.
The JLL Capital Markets team on the transaction was led by Senior Managing Director Danny Kaufman, Managing Director Lucas Borges and Director Mary Dooley. They were supported by Senior Analyst Emma Berner and Analyst Annie Thomas.
Located within Chicago’s premier industrial corridors, the properties benefit from proximity to O’Hare International Airport, access to extensive freight rail infrastructure and direct connectivity to major interstate highway routes. These transportation linkages support regional and national distribution capabilities for existing and future industrial users.
The Chicago Infill Industrial Seed Portfolio financing underscores ongoing investor interest in well-located, shallow-bay industrial assets that provide access to major air, rail and highway networks. It also marks the first transaction for a newly capitalized joint venture that is positioned to expand its industrial footprint in Chicago and adjacent Midwest markets.
