Marketing a fully leased, blue-chip campus in the nation’s top HQ relocation metro underscores that capital remains available and engaged for core office assets with durable income profiles.

JLL has brought a major office campus at Legacy Central in Plano to market, securing the listing for three institutional-quality office buildings totaling 706,395 square feet. The legacy corporate campus is being offered fully leased, with tenancy anchored by a roster of blue-chip companies.

According to the marketing details, the buildings are fully occupied by Samsung Electronics, Nokia, Freddie Mac and Publicis, among other high-profile tenants. Samsung announced last month that it has designated the Legacy Central offices as its corporate US headquarters, underscoring the campus’s role as a key location for large corporate users.

The existing lease profile provides investors with a weighted average lease term of 5.3 years across the three-building portfolio. The commitments from multiple global and national-credit tenants are expected to be a focal point for prospective buyers evaluating the campus’s income durability and rollover schedule.

The Dallas Business Journal reports that Regent Properties and Hana Financial currently own the Legacy Central campus. The property was originally constructed in 1985 as the corporate headquarters for Texas Instruments, reflecting its long history as a hub for corporate office users in the area.

Regent undertook a significant capital improvement program at the campus between 2016 and 2021, completing a reported $114 million renovation. The work modernized the facilities following their initial development, positioning the campus to compete for contemporary corporate space requirements and contributing to its ability to attract and retain major tenants.

The listing is being led by a JLL capital markets team that includes Jonathan Napper, Macki McKim, Bailey Wood and Mike McDonald, who are overseeing the marketing process for the offering. No asking price or guidance has been disclosed as part of the announcement.

The planned sale comes as the Dallas-Fort Worth region continues to rank as the nation’s leading metro for corporate headquarters relocations, according to CBRE data cited in the article. The activity around Legacy Central adds another large, fully leased corporate campus opportunity to the market at a time when the region’s headquarters migration trend remains in focus for investors and occupiers.
